WHAT DIFFERENTIATES GREENDAY FROM THE OTHER VACATION RENTAL MANAGEMENT COMPANIES OUT THERE?

Many property management companies choose to conduct their business from behind a computer screen, rarely setting foot inside a rental property, allowing the housekeeping service to act as their eyes and ears.  Greenday is more hands-on and offers a level of service that is second to none.

  • A Greenday manager works with the homeowner in the preparation of their home for vacation rental guests. We know what the guests expect and take all of the guesswork out of this process.
  • Guests are greeted by a Greenday manager and given an informative tour of your property including a thorough explanation of all things unique to your home.  In light of the Corona Virus Pandemic, we have adjusted our greeting and tour of the property to a phone conversation and a walkthrough using the tablet that is set up specifically for the property.
  • Greenday creates a digital “Villa Book” which is unique to your property and serves as a point of reference for everything from how to work the TV to where’s the best local Italian restaurant.
  • Greenday personally manages all guest contacts from their initial inquiry to long after they depart.
  • Greenday schedules housekeeping and we adhere to the latest guidelines put in place by the CDC for cleaning and sanitizing and conducts a white-glove inspection prior to all check-ins.
  • Greenday is local and available 24/7 (as required by the City of Rancho Mirage) to act on your behalf to address any and all issues that might arise with your property and/or our guests.

DO YOU DEVELOP AN OPERATIONS HANDBOOK FOR MY PROPERTY'S APPLIANCES AND MEDIA EQUIPMENT?

Yes. We create a “Villa Book” that contains all the information about the systems in your home and the services in your community.  So, the guests have a reference source that answers their questions quickly and easily.

IT SEEMS LIKE GREENAY REQUIRES ME TO CONFORM TO CERTAIN QUALITY STANDARDS AND TO INVEST IN CERTAIN AMENITIES THAT MY FAMILY AND I DON'T REALLY CARE ABOUT.  IS THAT TRUE?

Greenday is known for providing first-class properties and has done so through our level of service and by renting only well-appointed, comfortable homes in Rancho Mirage.  If certain aspects of your home do not meet our guests’ minimum expectations, we will work with the homeowner to meet those standards.  Most of our guests return annually and for many reasons select a different Greenday property so it is important that similar amenities are found in all our properties. 

WHAT SORT OF AMENITIES DO GREENDAY GUESTS EXPECT? 

Besides the basic amenities expected from a premium vacation rental (high thread count linens and fluffy absorbent 100% cotton towels; well-appointed and comfortable furnishings inside and professionally landscaped outdoor spaces; fully outfitted kitchens and spotlessly clean bathrooms each stocked with basic high-quality consumables), Greenday Guests expect the latest home entertainment options and that requires technology that is easy to operate and intuitive in design.

When it comes to technology, Greenday is committed to staying comfortably ahead of the industry but we are not compulsive when implementing something new…we believe that technology has to be simple to use and make life easier for the user.  When the Greenday Management Team suggests a specific model TV or configuration and strength of Wi-Fi service it is only after months of research and side-by-side testing that results in the best, most dynamic, adaptable home entertainment solutions interconnected with leading smart home technology.  Greenday is committed to energy efficiency without impacting aesthetics or beauty, oftentimes resulting in lower utility costs and beautifully enhanced surroundings.

DOES GREENDAY HELP IN PREPARING THE PROPERTY FOR RENTAL?  

As a full-service provider of vacation rental services, Greenday can take on some or all of the work to prepare your property for rental.  From purchasing, unpacking, washing, and placing all of the kitchen, bathroom, bedroom furnishings, and amenities to interior decorating and exterior landscaping, and more. Greenday can take on whatever elements of property preparation you would like us to take on.  Greenday started as an interior renovation and design business, which we continue to do today, and many of our clients have taken advantage of these services.  We have noticed that the more up-to-date a property is the higher the demand for its rental becomes and the higher the revenue stream is for the homeowner…not to mention the increase in the property’s value.

DO YOU PRODUCE AN INVENTORY LIST OF HOUSEHOLD ITEMS AND IS THIS CHECKED BETWEEN GUESTS VISITS?

Greenday provides a photographic inventory of all your possessions at no charge to you.  This inventory can be documented for a small fee for the time it takes to do so.  An inventory check is made between every guest’s stay and the cost of any missing or broken items would be taken out of a guest’s security deposit.  While we have experienced an occasional broken glass or two, we have never had a household item stolen from any of our properties.  Items that incur wear and tear over time are replaced on an as-needed basis and are done so at a cost to the homeowner.

WHAT IS GREENDAY'S POLICY ON SMOKING AND PETS?

Smoking is not permitted in any Greenday property. Evidence of a violation of this rule would cause the forfeiture of a guest’s security deposit. Smoking is permitted outdoors and, for safety reasons, we encourage owners to provide ashtrays for our guests who smoke.

Pets are not so easy to restrict due to laws allowing for service animals. With that said, we do not allow guests to bring pets without first interviewing the guest about their animal (specifically its size, age, vaccinations, and demeanor) and having them pay an additional non-refundable pet fee and signing an addendum to the rental agreement which outlines the size, vaccination, age requirements, etc. Pet fees are used to pay for the additional deep cleaning and sanitizing after a pet stay.

WHAT ABOUT THE GLOBAL PANDEMIC?

Greenday has always been a leader when it came to cleanliness and exceeding our guests’ expectations.  We proudly adhere to all cleaning and sanitizing guidelines put in place by the CDC and WHO.

As a team of professionals, we adhere to strict social distancing guidelines but remain always available for our guests and homeowners’ needs.

At the beginning of 2020, before COVID-19 became prevalent, we invested in technology that has worked well to support us during this time: Smart locks for all of the front doors, and Tablet computers programmed with information unique to each of our properties for the guest to use.

If there is a shelter-in-place mindset when the world starts moving again, there is no better place to spend a vacation in the never-crowded Southern California Desert, in a gated community, where the vacation rentals are all single-family dwellings with private garages; and there is golf, tennis, pickleball, bicycling, walking, running, and relaxing.  And, should the need arise, the state-of-the-art Eisenhower Medical Center is 5 minutes away.
